Much of my repeat business is with Clients owning or managing rented properties, so I am familiar with landlords’ requirements:

Survey Report

As part of my service when I clean rented properties I offer a Survey Report for the floor coverings & furnishings which can be included in the property's inventory or welcome pack to assist in tenancy handovers and, later, in any deposit reclamation disputes (for which I can also provide further professional assessments).

The Survey also includes maintenance tips for tenants (so they can help you save money too). For instance, to make carpets last longer they need to be vacuumed regularly and the Survey will include tips for how best to achieve this for the given property and number of people in residence plus tips on carpet stain removal, how to properly clean vinyl floors, what products you recommend they use, etc. Providing useful information to your tenants not only makes their life easier but it allows them to help you by making your flooring coverings last longer.

Further, I provide first line telephone support free of charge for you or your tenants to call me and ask advice etc.

I can also keep the Survey Report up to date with yearly inspections: even if the tenants do not change it is wise to have an inspection at least annually and, as well as performing the inspection, I can also keep a diary of when it is required. I will check that door mats are used (front and rear doors minimum) and that bath seals are intact & shower curtains are effective and being used so no water damage is either present or imminent.

Carpet manufacturers will also recommend a maintenance clean every 12 - 18 months whether the tenants change or not. This benefits the landlord by ensuring the longest lifespan of the floorings but also maintains tenant relationships.

Our best bet is for me to pop round to measure up, inspect, and give you a no obligation, no charge, accurate quote (which I will stick to).

Most rental property carpets are charged at around £2.00 to £2.50 per square metre, depending on the level of soiling.

Survey Reports & Inspections are £15 per property.
